Plan for earnest money, a home inspection, appraisal and lender fees, title and escrow costs, prepaid taxes and insurance, and any HOA transfer fees. It is also smart to keep savings in reserve after closing. Your lender's Loan Estimate gives you the real numbers for your loan.

Should I use my own agent when buying new construction?
Yes. The builder's on-site sales team works for the builder. Your own agent can compare builders and communities, review the contract, push for incentives and keep an eye on the timeline through closing. Many builders require your agent to be with you, or registered, on your first visit, so reach out before you tour a model.

What is a Buckeye CFD?
A Community Facilities District (CFD) is a special taxing district used to pay for infrastructure such as roads, water and sewer in some newer communities. Homes inside a CFD carry an extra line on the property tax bill, so it is worth checking before you compare two homes on price alone.

Can I get a cash offer for my house?
