If you're buying a home in Arizona, you may be wondering: Do I have to pay my real estate agent?

The answer is possibly—but that doesn't automatically mean you'll be writing your agent a check at closing.

Before you begin touring homes with your real estate agent, you'll discuss and sign a written buyer agreement. This agreement explains the services your agent will provide and the compensation you've agreed upon.

Who Pays the Buyer's Agent?

Depending on the transaction, buyer-agent compensation may be handled in several ways:

  • The seller may offer compensation to your buyer's agent.
  • Compensation may be negotiated as part of your purchase offer.
  • You, as the buyer, may be responsible for some or all of the agreed compensation.

One important point: seller-paid buyer-agent compensation did not disappear. What changed is how compensation is communicated and negotiated.

That's why it's important to understand your written buyer agreement—and your potential financial responsibility—before you start shopping for a home.

What About New Construction?

If you're considering a new-construction home, talk with your real estate agent before visiting model homes or registering with a builder.

Builder policies regarding agent registration, representation, and compensation can vary. Having the conversation with your agent first can help you understand how representation will work before you walk into a builder's sales office.  Most builders in the West Valley will pay for some or all of the buyer's agent compensation, but it's not guaranteed. 

Understand Before You Start Touring

Before you begin your home search, make sure you understand:

✓ What services your buyer's agent will provide
✓ The compensation you've agreed to
✓ How that compensation may be paid
✓ What could happen if the seller or builder doesn't pay it
