What is HAFA and What Does It Mean For Homeowners in Litchfield Park, Goodyear, and Avondale?
What is HAFA?
HAFA, or Home Affordable Foreclosure Alternative, was initiated on November 30, 2009 by the U.S. Treasury. HAFA is a part of the Making Home Affordable Program that the Obama administration has created in homes to helping homeowners in distress. With a goal of providing homeowners with a real solution to an unaffordable mortgage, HAFA offers homeowners incentives to avoid foreclosure by taking advantage of either a short sale or a deed-in-lieu of foreclosure. By using the foreclosure alternatives of a short sale or a deed-in-lieu, homeowners not only get the incentive, but the lender also agrees to forgive the remaining mortgage debt.
What are the benefits for Litchfield Park, Goodyear, and Avondale residents?
So what does this mean for if you are a homeowner in Litchfield Park, Goodyear, and Avondale?
It means you may have an excellent alternative to foreclosure. Do You Use Hashtags on Twitter?
Hashtags are a way to organize tweets on Twitter. When sending out tweets, there is not a field where you can categorize your messages so an alternative way has formed. Actually it has been in use for awhile now. People use hashtags in front of a keyword or tag so their tweets will be searchable by that topic. By adding the # symbol in front of a term it groups you with other users that have tweets about the same term. When someone seaches for your topic they will get all of the related messages.

The iidea of using hashtags on Twitter is to make it simple for people to search for tweets about a common topic. To find a specific common topic, go to your Twitter home page and simply type in a # followed by the keyword ot topic.
Twitters are also using hashtags to attempt to rank higher in Twitter's search results since their messages are more likely to be discovered based on a key term. Use hashtags with caution though. If you overuse them then your tweets begin to look spammy. Only use hashtags when they're going to add value to your followers.

Check out urbanspoon.com to find Litchfield Park Restaurants. It is a pretty good list, however I noticed a few restaurants are no longer in business. Scorz is now Tailgaters Sports Grill, and I believe that Appetites BBQ has closed unfortunately. Also Dino's Pizza is now located where Mosaic Pizzaria & Sweet Shop used to be.

Fannie Mae 3.5% Buyer Incentive Expires June 30th
There's still time to take advantage of Fannie Mae's 3.5% incentive for buyers that are purchasing a Fannie Mae owned home, listed on Homepath.com. The 3.5% incentive can be used for closing costs, the purchase of a new Whirlpool appliance by Fannie Mae or a combination of both. To be eligible, buyers must be owner-occupants and the purchase must close by June 30, 2010.

TweetDeck - My favorite tool that I've found so far is Tweetdeck. It's like having my own Twitter control pad. It puts everything on one page for me, even my Facebook status updates. Here are some of the things that you can do with TweetDeck:
- Check your Twitter messages
- Send out Tweets and Retweets
- Create Twitter Groups
- Email Tweets to Friends
- Organize and Manage All of Your Tweets
- Follow People or Trending Topics or Locations, etc. by creating a Search Column
- Creates easy to read columns about the tweets you want to hear about
- Adds a Profile Column of people so you can preview them without leaving TweetDeck
- Reply or Direct Message users from TweetDeck
- Add a Facebook column and receive status updates from your Friends
Hootsuite - Hootsuite uses a deck format that is similar to Tweetdeck. It is a professional toolbox for Twitter and provides a few tools that TweetDeck doesn't, like pre-scheduled tweets and tracking multiple Twitter profiles. I really like that fact that you can schedule status updates from other sites like Facebook. With Hootsuite you can:
- Manage multiple Twitter accounts
- Pre-schedule tweets
- Update Facebook, Twitter and LinkedIn all at one time using one interface
- Schedule status updates on Facebook, LinkedIn and Ping.fm as well.
- Manage multiple Twitter accounts
- Multi-editor support
- Send automated Tweets when your RSS feed is updated (great way to get that new blog post seen)
Tweetlister - I haven't tried tweetlister yet, but it is definitely something I plan on utilizing in my marketing plan in the near future. Tweetlister allows real estate professionals and even For Sale by Owners to promote property listings on Twitter. Tired of trying to promote your listing in 140 characters or less? Tweetlister will adapt your listing into a tweet for you! Some additional features of TweetLister include:
- Creating and managing property listings
- Your current MLS listings will automatically show in your TweetLister account after you provide your Agent ID
- Each listing is automatically changed into a 140-character "tweet"
- Scheduling when each listing will post on Twitter
- Posting to multiple Twitter accounts
- A detail page for each listing
- Tracking Clicks on your listings
