Maricopa County FHA Loan Limits Decreasing in October

Maricopa County FHA Loan Limits Decreasing Soon!

In 2008, during the economic downturn, the FHA loan limits were increased by the economic stimulus act.  In Maricopa the FHA loan limit was raised from $271,050 to $346,250.  Unless Congress steps in, the Maricopa FHA loan limits will revert back to the pre-2008 limit of $271,050 on October 1st.  For all FHA financed home buyers, that drop decreases their buying power  by $75,200.  As an FHA buyer, if you plan on purchasing a home over the $271,050 limit, now is the time act.

Will this drop in FHA loan limits dramatically affect Maricopa's home sales?  According to information from the Arizona Regional Multiple Listing Service (ARMLS), less than 5% of all 2011 FHA purchases have been over the approaching new loan limit of $271,050.  While some home buyers may be knocked out of FHA-insured financing, it doesn't appear that this lower loan limit will greatly affect the Maricopa housing market.

Out and About in The West Valley: Cool Things To Do in July

As summer in The West Valley heats up, here's some fun ways to stay cool:

Goodyear Swimming Pool.  Goodyear's pool offers swim lessons as well as open swim times.  www.ci.goodyear.az.us

Southwest Valley Family YMCA.  The YMCA has a variety of indoor activities for the whole family in addition to swim lessons.  Cool off outside in their pool featuring a water slide.  www.valleyymca.org

Buckeye Aquatics Center.  Zero depth area with water features and a 160 ft slide.  www.buckeyeaz.gov

Ape Index Rock Climbing Gym.  Located in Peoria, this facility features the tallest walls in Phoenix, over 32 feet high.  They offer a free in-depth climbing orientation for first time climbers.  www.apeindex.net.

Bunkers Indoor Golf.  Enjoy a cool round of golf at Goodyear's realistic indoor golf experience.  www.bunkerindoorgolf.com.

Pump It Up.  "The Inflatable Party Zone" located in Peoria is a great place to take the kiddos when they start to get cabin fever.   Visit their website for coupons at www.pumpitupparty.com.  Make sure to check their "Jumpn' Event Calendar" before you go.

Wildlife World Zoo & Aquarium.  Check out 75 indoor exhibits featuring fish mammals, birds, amphibians and reptiles.  This aquarium is the perfect place to spend a hot summer afternoon.  www.wildlifeworld.com.

Polar Ice Peoria.  Throw on your winter clothes and head out to the ice rink for some family fun ice skating in Peoria.  www.polaricepeoria.com.

American Sports Center - This huge air conditioned facility features 6 volleyball courts, 4 basketball courts, 2 indoor soccer fields and a 4000 sq ft multi-purpose room. The center has adult leagues for  basketball, dodgeball, flag football, soccer, and volleyball.  They also have a youth sports program.  Check out their website at www.ascavondale.com for more information.

White Tank Mountain Regional Park.  The park features some cool events like moonlight hikes and walks, as well family movies and activities in the air conditioned nature center. www.maricopa.gov/parks/white_tank.

Litchfield Park Family Independence Day Celebration - Includes the following events:

Litchfield Park 4th of July Splash Bash - Litchfield Recreation Center, 100 S. Old Litchfield Road, Litchfield Park:  From 10am to 5pm the Litchfield Rec will have activities for the whole family such as swimming and games, family entertainment, and food for purchase.  An F-16 flyover is scheduled during this event as well.  The cost is $2 per person.  For more information call 623-935-9040 or visit the City of Litchfield Park website at www.litchfield-park.org.

Wigwam Resort Great American Picnic and Fireworks Show - The Wigwam, 300 E. Wigwam Blvd, Litchfield Park:  The celebration starts at 6pm with an BBQ featuring good old fashioned American fare including apple pie.  The event includes kids activities as well as live entertainment that starts at 6:30.  The fireworks show begins at 8:30.  There is a fee for this event, call 623-935-3811 for picnic prices.  The Wigwam is also offering Great American Picnic Hotel Packages as well.  You can also check out their webite at www.wigwamarizona.com for more information.

Monday July 4th

Buckeye's Old Fashioned 4th of July - Youngker High School, 3000 S Apache Road, Buckeye:  Gates open at 6pm for Buckeye's 4th of July celebration.  The event will include family fun activities and games as well as a 25 to 30 minute fireworks show beginning at dark.  Food concessions are available for purchase.  Make sure to bring your lawn chair!  Admission is free.  For more information go to www.buckeyeaz.gov.

Goodyear's Star Spangled 4th Celebration - Goodyear Ballpark, 1933 S Ballpark Way, Goodyear:  Goodyear's celebration will start at 6pm.  The Groove Merchants will be performing and there will be a Kid's Zone with inflatables and water activities.  (Unlimited ride wristband costs $10 or 3 rides cost $5).  There is a National Deli hot dog eating contest that starts at 7:30 (participants must sign up by 7pm) and a Village Inn pie eating contest that begins at 8:30pm (participants must register by 8pm).  Food and beverages are available for purchase.  Check the Goodyear website at www.ci.goodyear.az/us for more information about coolers.  No lawn chairs permitted.  Admission and parking is free.

Out and About in Litchfield Park and Goodyear: Upcoming June Events

June and July are pretty hot in the Phoenix area!  The scheduled activities seem to dwindle and there are not many outdoor events planned.  However, there are a few fun things to do in Arizona during the summer and here's a list of some upcoming events for the end of June.

Thursday, June 23rd

The Glendale Summer Bank Concert Series. Join the Glendale Summer Band's 45th season in downtown Glendale on Thursday nights.  The Glendale Summer Band is a community band and the longest-running community bank in Arizona.  On June 23rd this volunteer band will present a Tribute to the Circus.  The concert starts at 8pm and is located at the Murphy Park Amphitheater.  For more information visit www.glendaleaz.com.

Saturday, June 25th

Buckeye Free Pool Day at Buckeye Aquatics Center. The United Buckeye Firefighters Union and the Town of Buckeye have teamed up to provide a free and fun day in the sun along with useful water safety, sun safety and drowning prevention information.  The event starts at 12:30 and runs until 5pm.  For more information visit www.buckeyeaz.gov.

Digital Camera Scavenger Hunt for Families at Estrella Mountain Regional Park. Event starts at 8am at the Navy Area parking lot. Get a list of objects to photograph and head out on your search. Be the first one to complete the list of photographs and win a choice of prizes. In addition the park will be raffling off a family-four pack of Wet 'n Wild tickets! Summer Hiking Safety 101 at White Tank Park. The class will be held at the Nature Center starting at 10am. Learn how to be safe in the hot desert during the summer. Learn other dangers in the desert in addition to the heat. A $6 per family fee will be collected and you can gain access to the park after the class. Venomous Arizona-A Survivor's Guide at Estrella Mountain Regional Park. Learn what to look for, how to prevent injuries and what to do at the air-conditioned Nature Center at 10am. For more information go to www.maricopa.gov/parks.

Summer Concert Series at Arrowhead Towne Center Amphitheater. Enjoy some classic rock and country at Arrowhead Towne Center's Summer Concert Series when Chuck E Baby & The All Stars perform from 7pm to 9pm.  For more information:  www.arrowheadtownecenter.com

Wigwam Farmer's Market. Monday, June 27th

Cabela's Kids Kamp at Cabela's in Glendale. Held every Monday through August.
