Evaluate Your Finances & Speak to a Lender
Owning a home in Litchfield Park or Goodyear is a major commitment and before you begin the process it is essential to evaluate your current finances. If you don't already have a budget set up, now is the time to do it. By having a monthly budget you can determine how much money you can afford to spend on housing expenses each month. After you set up a budget take a look at your savings, do you have enough for a down payment, closings costs and reserves? If not, it's time to tighten your belt and start saving.
Speak to a lender about what type of loan program that you may qualify for and how much cash you will need to proceed. A knowledgeable lender can also check your credit score to determine if you are eligible for a loan. In addition, when you place an offer on a property, you will most likely need to provide a pre-qualification letter of form.
A Realtor® Can Help You Find a Litchfield Park or Goodyear Home
All buyers should have a Realtor to represent their interests during the home buying process. Your real estate agent is your insider to the world of home buying. The right buyer's agent can be a real asset to have on your side and can also save you time, frustration and money. Make sure to find a local agent who specializes in Litchfield Park and Goodyear real estate.
A good real estate agent is invaluable when it comes time to make an offer on a house. After researching the property and the surrounding neighborhood, your realtor will draw up a purchase contract and then present it to the seller's agent. After negotiations are complete and the offer has been accepted it is time to get an appraisal for your lender and a home inspection of the property. As the close of escrow approaches you will complete a final walk-through of the house before signing the paperwork.

Did you know that most of the national web site home search systems are not real time? In fact they are third party IDX systems that simply feed from the MLS with a delay. Some homes may still show up as Active, but actually they are already AWC, Pending, Sold, Canceled or Expired.
I am proud to provide Litchfield Park home buyers with the most up to date information available. With our MLS Home Search, buyers are looking at properties in real time. In fact it is the same system that Realtors® in Phoenix Metro Area use for our own searches. It is easy to use and you can set up your own criteria or use our convenient 1 Click Searches.

Litchfield Park and Goodyear Homeowners: Solving Your Mortgage Crisis Just Got Easier!
5 Steps for a Successful Short Sale
Lenders and the federal government, prompted by the sheer volume of loan modification and short sale requests, have overhauled their systems and programs, making the foreclosure avoidance process much easier than in the past.
If you are considering short selling your home to avoid the financial and emotional fallout of foreclosure, you should be aware of the five steps you should take to increase your chances of a successful transaction.
First, do you qualify?
You must:
1. Have a verifiable hardship, like unemployment, medical bills, or relocation
2. Must have a monthly income shortfall
3. Be insolvent (you have no cash or assets that can be sold to pay down the mortgage), or headed towards insolvency
If you meet these qualifications, follow these five steps to a successful short sale:
1. Contact me so we can identify your servicer, fill out a short sale packet for the lender, and assemble all the required information needed to list your home for sale
2. Gather financial information (i.e., bank statements, pay stubs) from at least the last three months
3. Keep your house in showcase condition for showings, and make as many repairs as necessary and that you can afford
4. Expect the lender, junior lien holders, and private insurance companies to request more paperwork, and try to gather requested information quickly to ensure transaction efficiency
5. Set realistic expectations and work with me, the lender, and the buyer to the satisfaction and benefit of all parties involved
For more information about how the short sale process works, or about any other foreclosure alternatives you may qualify for, call me today. I can help you alleviate the burden that the threat of foreclosure brings, and we can develop a strategy to help you breathe a little easier.
If you or someone you know is feeling the financial pinch of today's economy, let me help relieve your mortgage payment pressure by educating you about your foreclosure alternatives. The time is now to escape the grip of foreclosure and take control of your financial future.Don't hesitate to check out our website for the free resourcesat:
