What are the different property statuses on the Arizona MLS?
There are eight different statuses that the Arizona MLS uses to describe where the listing is in the home selling process.
- Active
- Under Contract - Backups (UCB)
- Under Contract - Contract Contingent on Buyer Sale (CCBC)
- Temporarily Off Market (TOM)
- Expired
- Cancelled
- Pending
- Closed
Active:
The home is still available.
UCB:
When a listing is in UCB status it means the seller has accepted a buyer's offer, however they would like to continue to market and show the property to prospective buyers to solicit back-up offers. The seller is still locked in to the first contract and cannot switch to a new buyer's better offer. Should the first buyer not perform and the deal falls through, the seller can have back-up offers in place to fall back on.
CCBC:
Just like the UCB status, when a property shows it is CCBC (Under Contract - Contract Contingent on Buyer Sale), it is under contract, however, the contract is contingent upon the buyer selling their property. Sellers in this category are typically still marketing to buyers looking for back-up offers
TOM:
When a property is TOM, or Temporarily Off Market, the listing has been taken off the market by the seller. Typically the property will return to the market.
Expired:
When a Realtor lists a home for sale for a seller they sign a Listing Agreement that has an expiration date. Once that expiration date is up, the MLS system changes the status to Expired. Sometimes the sellers will relist with the same agent, or maybe find a new agent to work with.
Cancelled:
As it sounds, the seller has cancelled the listing and taken their home off the market. Some sellers cancel their listings and relist with another agent. Other choose not to sell at all, opting to wait until a better time for them.
Pending:
The home is under contract. When a seller receives an acceptable contract and all parties have signed the documents, the seller can choose to change the status to Pending. A listing in Pending status is for the seller that does not want to continue to market and show the property now that it is under contract. Some sellers, however, will consider accepting a back-up offer, even in Pending status.
Closed:
The home has been purchased and is no longer for sale.
