How to Beat the Competition When Buying a Home in the West Valley

It's important to know what the local market is like in the area where you want to purchase a home.  Each city and even each community within a city can have a different type of real estate market.  For example, in Goodyear, AZ, there is an Active Adult community called PebbleCreek, and this community's market can vary from other neighborhoods like Palm Valley.

Regardless of the market, most buyers are going to run into some competition on homes that are priced right and/or in move-in condition.  How do you beat the competition and get the home you want?

When choosing between multiple offers, the buyer's financing picture is a huge consideration for sellers.  A pre-qualified buyer is now the norm; make your offer stand out by being pre-approved.  Being pre-approved for a home loan gives the seller peace of mind that you have gone the extra step and that you have a better chance of closing on the home.

Stay in Close Contact with Your Agent

Your agent will be on the lookout for the newest listings that meet your criteria.  Be ready to see a house as soon as it goes on the market.  

Be Ready to Make a Decision

In a competitive market, it's important to spend plenty of time in advance deciding what you can afford and what you must have in a home, so you won't hesitate when you have the chance to make an offer.  

Come in Strong

Your Realtor will be able to tell you if the property you are interested in has the potential of receiving multiple offers.  When in a multiple offer situation, throwing in a low bid is not going to help you get the house.  Make your opening bid something fair and reasonable based on the neighborhood comps; low-ball offers won't work in a competitive market. Present an offer that the seller would be willing to accept or counter.  You must be competitive and be aware that you will most likely pay full price or more when other buyers are involved.  Losing a home that checks all your boxes over a few thousand dollars will cost you more time and money looking for another home.

Keep it Simple

Sellers want to get as much as they can for the property with few contingencies and a quick timeline.  Make your offer as clean as possible without a lot of requests from the seller.  Show that you are a strong buyer and serious about closing on the home.  Depending on the market, you may be able to get the seller to pay for part or all of your closing costs.
