Buying a brand-new home? Many people think new construction means no inspections are needed—but that’s a costly myth! Even new builds can have hidden issues, and inspections help protect your investment.
Here are 3 inspections every new construction buyer should consider:
  1. Pre-Drywall Inspection Before the walls go up, an inspector checks framing, electrical wiring, plumbing, HVAC, and more. This is your chance to spot mistakes while they’re still easy (and cheaper) to fix!
  2. Final Inspection (Builder Walk-Through) Once construction is finished, do a thorough inspection before closing. Look for cosmetic issues, appliance operation, windows, doors, and anything that may need builder repairs before you get the keys.
  3. Warranty Inspection (11-Month or 1-Year) Many builders offer a one-year warranty. Schedule an inspection around month 10 or 11 for repair requests before your warranty expires.

Pro Tip: Even if the builder says everything’s “covered,” having your own inspector ensures you’re getting the quality you deserve. Buying new doesn’t mean buying blind—protect your dream home!

NOTE:  Most builders require that your real estate agent accompany you on your first visit to the sales center and model homes, or they may not pay for your buyer's agent representation.  Make sure to contact me BEFORE you visit the sales center and model homes.  Skipping representation doesn’t reduce the price. It just means you're walking into the builder's office without representation and without an advocate. Whether you're exploring Goodyear, Buckeye, Litchfield Park, Avondale, or Surprise, I can help you find the right builder, community, and floor plan.
