Home Maintenance Tip Guide: Monthly Maintenance Tips

 Like it or not, home maintenance is part of home ownership.  Through constant use, our homes start to show wear and tear.  Without proper, regular maintenance, your home will start having problems that could lower your bank account as well as the value of the home.  Often times preventative scheduled home maintenance can save you money and time.

It is important to set up a maintenance schedule in order to prevent costly repairs later on.  Old Republic Home Warranty Company has put together an "Owner's Manual" designed to help you with the upkeep of your home.  Here's a list of items from that manual that you should check monthly:

Safety

It is important to check the following safety items monthly:

  • Fire extinguishers
  • Garage door opener(s)
  • GFCI receptacles and breakers
  • Smoke detectors-check the batteries
  • Carbon monoxide detectors-to ensure you have fresh batteries

Plumbing

  • Check all plumbing fixtures and all appliance that use water for leaks
  • Grind up a cut-up lemon and then 2-3 cups of ice in the garbage disposal to clean and keep blades sharp
  • Clean pop-up sink and tub strainers
  • Pour a mixture of baking soda, white vinegar, and boiling water down drains to keep them running freely
  • Pour water down seldom-used drains
  • Drain a few gallons of water from the valve at the base of the water heater to remove sediment and extend the life
  • Clean faucet aerators and shower heads with a soft brush to remove mineral build-up

Appliances

  • Clean refrigerator drain pan
  • Clean dishwasher food filters and check that openings in spray arms are clear
  • Check dishwasher for leaks
  • Clean kitchen exhaust fan filters

Heating and Cooling

  • Check furnace or cooling filter, replace if necessary.  Most recommend changing the filter once a month, especially in dusty Arizona.

B of A Offers Distressed Litchfield Park & Goodyear Homeowners Up to $30,000 to Short Sale

Bank of America Relocation Assistance Program Enhanced for Goodyear and Litchfield Park Short Sales

In an effort to help financially stressed homeowners avoid foreclosure, Bank of America has been pro-active with creating programs to make the short sale process smoother.  Bank of America is now rolling out a new Short Sale Relocation Assistance Program where homeowners that participate in a successful short sale could be eligible to receive $2,500 to $30,000 in relocation assistance.  In addition, these homeowners will owe no more on their mortgage with the sale of the property.

How does it work?

  1. Contact your real estate agent and schedule a consultation.
  2. If you determine a short sale is your best option due to a financial hardship then your agent can initiate the short sale and get the ball rolling.
  3. Bank of America will then evaluate you for eligibility in the relocation assistance program.
  4. If you are deemed eligible, Bank of America will be require you to participate in one of two preapproved price short sale programs, such as the HAFA Short Sale program or the Bank of America Cooperative Short Sale.  In order to reduce the time in which short sales are closed, both programs require the homeowner to receive a preapproved sales price from Bank of America before they list their property for sale.  The programs are designed to get investor short sale approval prior to obtaining an offer.  If a short sale is initiated with an offer, you will not qualify for the enhanced relocation assistance.
  5. Once a preapproved price has been established, your agent will list your property for sale
  6. After you receive an acceptable offer, you can move towards a quicker close
  7. In order to qualify for the relocation funds, the sale of the property must be completed by September 26, 2013.
